| Granite secured planning permission in December 2007 for a mixed use business park on their 8 acre Thaxted Road site. The scheme is likely to be built in phases over the forthcoming years with an emphasis on environmental design and construction.
The development involves the transfer of the existing Civic Amenity Recycling Centre to a bespoke facility to the rear of the site. There is also to be a new salt store which will serve the M11 and local areas during periods of cold weather.
On the front of the site planning has been granted for approx 30,000sq ft of bulky goods retail warehousing. Occupiers are likely to range from DIY stores to carpets and furniture to electrical goods. Please look at the site plan for the breakdown of unit sizes.
Adjacent to the retail units is a ‘landmark’ office building of 10,000sq ft (Net Internal Area) which will be fully DDA compliant. This could be an office HQ or alternatively split to form suites of offices. The building will be the first thing you see as you approach the site and therefore benefits from an elaborate and modern architectural design. Granite are offering pre-let or forward sales of this building.

In front of the new Recycling Centre will be a 9,000sq ft office / R&D building. This has been pre-let to a successful local company, Complus Teltronics. Construction is due to start in Spring 2008 with occupation later in the year.
Behind the retail warehousing will be B1,B2,B8 units (trade counter, light industrial and warehousing to most people). These units will range in size from 1,000sq ft starter units to approx 11,000sq ft warehouses.
